The City invites bids from qualified architectural firms to provide complete consulting services for the design and implementation of the Lakeview Golf Course Maintenance Building, located at 1190 Dixie Road, Mississauga, Ontario, L5E 2P4. 

The purpose of this project is to redevelop the existing Lakeview Golf Course (‘LGC’) Maintenance Building by demolishing the outdated structure and constructing a new facility at the same location on this heritage designated course. Construction scheduling is of paramount importance to limit impacts during the golfing season. Consultants are to review and propose pre-engineered structures and pre-fabricated elements to expedite construction schedules. 

This redevelopment aims to enhance operational efficiency and better support the golf course maintenance team’s functional requirements. See Appendix C - Statement of Work with Schedule B - Architect’s Services for a detailed overview of the project scope and consulting services requirements. 

Through the process described in this RFP, the City will select a qualified architectural firm to act as the prime consultant, having total responsibility for all necessary sub-consulting services, including but not being limited to engineering disciplines, building envelope design including options for a pre-engineered building structure and envelope, building code expertise, accessibility design, landscape design, cost estimating, to provide full consulting services to plan, coordinate, design, produce contract documents, implement and administer the construction contract for the redevelopment of the project. It is the intention of the City that the project complies with a minimum performance of Level 2 of the Corporate Green Building Standard, as per attachments. See Appendix G – Corporate Green Building Standard Program Manual 2019 for detailed information on Level 2 requirements. 

Bidders shall refer to Schedule B – Architect’s Services (in Appendix C) for details. 

The anticipated construction cost is approximately $8,200,000.00 (excl. net HST). The construction cost includes the cash allowance and contingency, but excludes all soft costs such as permit fees, consulting fees, FF&E, HST etc.  The construction will be implemented using the CCDC 2-2008 Stipulated Price Contract, with City Amendments. Construction is expected to start October 1, 2026 and to be completed by December 31, 2027. There is an expectation for major site and building superstructure to be completed by March 2027 with interior fit-outs to follow.
