Description: 

Without limiting the project scope, which is described in detail in the Contract Documents, the Work involves:

.1 New Main Entrance Sliders

  • Provide construction hoarding and construction signage at main entrance. Provide protection for existing vestibule built-in benches, walls, flooring and ceiling. 
  • Demolish existing exterior and interior storefronts and swing doors at main entrance vestibule as indicated on drawings. Including demolishing existing automatic doors, operators, windows, frames and disposal of all associated hardware. 
  • Demolish automatic door operator button and pedestal, including electrical, at main entrance. Patch and make good of existing concrete to match existing finish.  
  • Supply and install new exterior and interior storefront and new sliders as indicated on drawings. 
  • Supply and install new air curtain at entrance vestibule to be integrated into BAS system and Fire alarm as required. Integration of the new equipment/systems into existing building systems.
  • Provision of all mechanical, electrical, and controls works as required and as shown on drawings.
  • Coordination and scheduling of all trades and suppliers of the respective work, components and equipment, which may include the following: mechanical, electrical and all other trades required to complete the scope of work.
  • Proper disposal of materials off-site.
  • Performance of work in full compliance with requirements of local governing codes and requirements of local governing authorities having jurisdiction, including coordination with all authorities having jurisdiction.
  • Review project specific Hazardous Building Material Assessment report [Attachment: HBMA Report, 1389 Cawthra Mississauga, City of Mississauga, Feb 18 2022]. If required, prepare work plan for handling of soffit transite panels in area of exterior storefront glazing removal and reinstallation.  Although it is the City’s preference that the transite panels not be disturbed during the storefront work, if the removal, or alteration of transite panels is required, the work is to be completed by a competent abatement contractor. 
  • Other work as specified and as required.

.2 New Entrance Lobby Reception Desk

  • Please note that the building will be open to the public for regularly scheduled recreation programming during construction. All loud and disruptive (i.e. Demolition of masonry walls) work, shall occur after hours and shall be coordinated with the Contract Manager and City. Also coordinate all staging areas within the facility and external to the facility with the Contract Manager.
  • Provide division between construction area [front entrance lobby and office] and public corridor, such as sealed tarping and plywood, to prevent construction debris from entering non-construction area. Provide appropriate dust separation and cover for HVAC/Ducts/Grilles and smoke/heat detectors. 
  • Remove and relocate existing wall hung electrical devices referenced on the electrical drawings (i.e. phone, thermostat) and wall hung plaques and boards at demolished wall locations. 
  • Remove and reinstall bulletin board at structural wall. 
  • Demolish office wall partitions, doors and frames, ceiling, and flooring and sub-flooring as indicated on drawings. Provide temporary shoring during construction as required. 
  • Relocated existing electrical and network conduits as outlined on electrical drawings.  
  • Fabricate, supply, and install new reception desk with glazed partition as indicated on drawings. Including all required electrical and data supply. 
  • Supply and install new flooring, ceiling, wall partition, and masonry at areas indicated on drawings. Make good all retained portions of the office partitions. 
  • Supply and install structural beam at removed office wall as indicated on drawings. 
  • Supply and install new lighting, including all electrical work, at reception desk area as indicated on drawings. 

Contractor is advised that the building, except the areas affected by the Work, will remain open to the public during the course of the project for normal building operations. Contractor shall coordinate all work with the City prior to any work being performed.
