Without limiting the project scope, which is described in detail in the Contract Documents, the Work involves the supply, delivery and installation of all components necessary to construct the project described below:

• New site services (sanitary, water, power, etc.);
• General landscaping and grading;
• Renovation to the existing Office structure, including demolition and alterations to accommodate the design changes which include converting the structure to an open-air outdoor pavilion; 
• New standalone accessible washroom structure;
• Provision of all mechanical, electrical, structural, and controls work, as required for the installation and commissioning of new required equipment and systems;
• Testing and commissioning, verification and certification of systems;
• Performance of work in full compliance with requirements of local governing codes and requirements of local governing authorities having jurisdiction, including coordination with all authorities having jurisdiction; 
• Coordination and scheduling of all trades and suppliers of the respective work, components and equipment, which may include the following: structural, building envelope, roofing, fire protection, mechanical, electrical/communications, security, and all other trades required to complete the scope of work;
• Proper disposal off-site of materials;
• Maintain site safety throughout the construction phase of the project through effective implementation of construction safety programs;
• The park will remain operational to the public during construction. Public access to the adjacent open spaces, playgrounds and community gardens must be maintained. The overall project planning, phasing, staging, construction access routes, fencing, etc. shall be planned accordingly to minimize disruption to the park operations. Safety fencing shall be installed to ensure delineation of construction activities and pedestrian/vehicular traffic.
